Walking into your first board meeting can feel like opening a book halfway through. Here's how to catch up without overwhelming yourself.

Start with the governing documents. Read your CC&Rs, bylaws, and current rules cover to cover. You don't need to memorize them — you need to know what's in them so you can find answers later.

Meet your manager. If your community has a property manager, schedule a one-on-one in the first two weeks. Ask what they wish the board understood better.

Review the last 12 months of meeting minutes and the most recent reserve study. Patterns will jump out: recurring complaints, deferred projects, and unresolved decisions.

Resist the urge to make promises. New board members often want to fix everything in their first month. Listen first, decide later, and always check what authority the board actually has before committing.

This is educational content, not legal advice. Always check your governing documents and applicable state law.
