Most board–manager friction isn't about competence. It's about unclear lanes.

Clarify decision rights early. Who can authorize spending under $500? Who handles vendor selection? Put it in writing in a short 'authority matrix.'

Standardize the weekly update. A simple Friday email — open items, completed work, and one thing the board needs to decide — saves hours of back-and-forth.

Treat homeowner complaints as data, not drama. When the manager forwards a complaint, the board's job is to ask 'is this a pattern?' before reacting.
