Course outline

Module 1 — What You Agreed To

  1. 1.1

    What an HOA actually is

    7 min

A nonprofit corporation, a contract, and your neighbors — all at once.

    Preview lesson

When you bought your home, you signed a contract agreeing to follow the CC&Rs. The HOA is the entity that enforces it on behalf of every owner — including you.

It's not the city. It's not your landlord. It's a group of your neighbors, often volunteers, doing the best they can with what they were handed.

  2. 1.2

Your rights — and your HOA's limits

    9 min

Due process, equal enforcement, and the things your HOA simply can't do.

    Preview lesson

Your HOA cannot fine you without notice and an opportunity to be heard. It cannot enforce rules selectively. It cannot retaliate against you for asking questions.

If any of those happen, document everything in writing and request the rule and the procedure that authorized the action.

Module 2 — The Money

  1. 2.1

What your dues actually pay for

    10 min

Operating expenses, reserves, insurance — and how to read the budget without an accounting degree.

    Preview lesson

Roughly 60-70% of your dues cover operating expenses (landscaping, utilities, management). The rest goes to reserves for the big stuff: roofs, paint, paving.

Ask for the budget every year. You're entitled to it.

  2. 2.2

Special assessments — what they are and why

    8 min

Why they happen, when they're avoidable, and what to ask before you vote.

    Preview lesson

Special assessments usually mean reserves were underfunded for years. Ask: 'When was the last reserve study, and why didn't dues increase sooner?'

Sometimes the answer is fair. Sometimes it isn't. Either way, you deserve the answer in writing.

Module 3 — Getting Heard

  1. 3.1

Writing a complaint that actually gets read

    9 min

Subject lines, structure, and the one sentence that gets a response.

    Preview lesson

Lead with the rule, not the feeling. 'CC&R Section 4.2 requires X. The current situation is Y. I'm asking the board to address it by [date].'

Keep it under 200 words. Attach photos. Send it in writing — not in the parking lot.

  2. 3.2

    ARC requests that get approved

    11 min

What to include, what to leave out, and why your neighbor's project went through and yours didn't.

    Preview lesson

Submit drawings, materials, colors, dimensions — and a sentence about how it matches the community's existing aesthetic.

ARC committees say yes faster when they don't have to ask follow-up questions.

  3. 3.3

    Showing up to meetings

    6 min

How open forum works, what to say, and what to never do.

    Preview lesson

You usually get 2-3 minutes in open forum. Practice it. Lead with the issue, then the ask. Don't argue with board members in real time.

Send your detailed letter before the meeting. The forum is for emphasis, not for the full case.

Module 4 — When Things Go Wrong

  1. 4.1

    Resolving disputes without lawyers

    10 min

Internal dispute resolution, mediation, and small claims — in that order.

    Preview lesson

Most states require HOAs to offer internal dispute resolution (IDR) before they can fine or sue you. Use it.

If IDR fails, mediation costs a few hundred dollars and resolves most issues. Lawyers cost thousands and rarely make neighbors get along.
